Designed on a fast-track schedule, the anticipated LEED-certified project redeveloped an urban brownfield site. The project includes 130,000 square feet of flexible office and laboratory space; 15,000 square feet of ground level retail; and structured parking for over 500 cars within an 11-story building. After in-depth comparisons of structural framing options with extensive interplay among construction manager, owner, architect, and engineer, a steel framing system was selected to frame both the garage and laboratory floors. Construction documents for the superstructure were produced in six weeks and both tonnage and bids came in significantly below the Construction Manager’s estimates.
